Welcome to our charming converted Edwardian coach house, offering a peaceful retreat in a quiet location. With easy off-road parking, you'll find convenience at your fingertips, just a 3-minute drive or 10-minute walk from both Loughborough University and the town centre.
Enjoy two spacious bedrooms (king and twin), a modern kitchen, bathroom, and a comfy lounge, all equipped with the essentials for a relaxing stay. A stylish and comfortable haven for guests visiting the University, looking to explore the area, or simply wanting to unwind in comfort.

The Garden House
Escape to The Garden House, a luxurious retreat nestled within a beautifully maintained garden in a quiet neighbourhood of Loughborough.
Recently renovated, this property comfortably accommodates up to four guests, making it perfect for a getaway.
With Loughborough University and the town just a short 3-minute drive away, you'll have easy access to a variety of facilities, restaurants, and activities.
Living Accommodation

As you step into this self-contained property, you'll be welcomed by a bright and spacious kitchen-dining-lounge area, the heart of the home. The kitchen is fully equipped with modern appliances, including an under counter fridge freezer, induction hob, electric oven and microwave. The pantry contains a washing machine and tumble dryer with clothes drying rack.
The lounge area is very comfortable with plenty of seating space for four guests, with a smart TV (includes free access to Netflix and Prime Video) and dining table. There’s also fast internet, which is a nice bonus if you’re working while you’re here.

Facilities
We've thought of everything! Our modern facilities include:
Kitchen
Dishwasher, electric oven, induction hob, extractor fan, microwave, toaster, Nespresso coffee maker, kettle. We provide dishcloths, tea-towel, oven gloves, pan scourers, fairy liquid, handwash, cleaning sprays, bin liners, and dishwasher tablets. All the crockery, cups, glasses (including wine glasses), cutlery, oven trays, saucepans, frying pans and cooking utensils that you will need.
Pantry
Washing machine, tumble dryer, clothes drying rack, kitchen bin and recycling bin. Also provided is an iron and ironing board.
Lounge
Smart TV with streaming channels (including free Netflix and Amazon Prime). Two comfy sofas and fluffy rug. A low cabinet contains a variety of books and games for your enjoyment.
Dining Area
Enjoy your meals at the rustic wooden table and four chairs.
Bathroom (this is located downstairs) -
Actually it's a shower room - large shower cubicle (no bath), handbasin and toilet. All towels (large bath sheets & handtowels), handwash, shower gel, shampoo and toilet paper all supplied.
Master Bedroom
Beautiful, solid oak king-size bed (5 foot wide) with sumptuous bedding. Hanging rail and drawers, comfy chair, dressing table with chair. Hairdryer and make-up lamp. Large raised area for luggage.
Twin Bedroom
Two shaker-style solid wood single beds (each 3 foot wide) with sumptuous bedding. Wardrobe, two luggage racks, comfy chair, dressing table with chair. Hairdryer provided.
Parking
Parking is easy, with space for one car on the driveway, and unrestricted on-street parking for extra cars.
There is heating throughout the property which you can control to your liking.

The master bedroom features a sturdy oak king-size bed (5 feet wide) with luxurious bedding and plenty of pillows for ultimate comfort. You’ll find bedside drawers with reading lamps for convenience, plus a hanging rail and additional drawers for your clothes. There’s also a comfy chair, a dressing table with a chair, a handy hairdryer and make-up lamp. For added ease, a large raised area is perfect for storing your luggage.

Bedroom Two
Experience comfort and style with our two shaker-style solid wood single beds, each 3 feet wide and dressed in luxurious bedding. Bedside cabinets and reading lamps are placed for your convenience. The room also features a spacious wardrobe, two convenient luggage racks, a comfy chair, and a dressing table with an accompanying chair. A hairdryer is provided for your convenience.

Bathroom
Relax and make the most of the modern amenities, including a spacious shower and a tall heated towel rail for your fluffy, warm towels!

Things to know
Times
Check-in is from 15:00.
Check-out is before 10:00.
There is self check-in with a lockbox.
Guest numbers
The Garden House sleeps up to 4 people (plus there is space for a couple of travel cots). A travel cot is available, but please bring your own bedding.
Outside space
You are welcome to use the gravel area where you will find a picnic table and swing.
Pets
Unfortunately we do not allow pets at the property.
Smoking/vaping
There is NO smoking/vaping allowed inside The Garden House - however you may smoke outside.
Parties
NO parties, stag-dos or hen-dos please. We are in a quiet neighbourhood and our lovely neighbours wouldn't thank us for any noise.
Car charging
NO charging of electric or hybrid vehicles at the moment. We are looking to provide an EV charger in the near future.
All bedding & towels are provided.
Set in the grounds of the main house, we're always nearby to assist you with anything you may need during your stay!

Prices, availability and booking
Prices
We aim to provide excellent value for money, charging £115 per night for up to 2 guests, with an extra £10 per extra guest per night.
Minimum stay - 1 night, except stays starting on a Friday, Saturday or Sunday when the minimum stay is 2 nights.
We offer a 15% discounts on 7 nights or more.

We respond very quickly - usually within the hour.
Payments
For stays starting within 6 weeks, full payment is required upon booking.
For stays starting in more than 6 weeks, 50% of the total cost is required upon booking. The balance is required 6 weeks before the stay begins.
Cancellations
Guests will receive a full refund if they cancel up to 14 days before check-in.
